Caixa Auction Offers 487 Properties Starting at R$18,000; Learn How to Participate
Caixa Econômica Federal will hold a new auction of 487 residential and commercial properties, as well as land, distributed across 22 states. The auction is scheduled for October 2nd, and discounts can reach 47% compared to market value, according to the Fidalgo Auctions platform.
To participate in the auction, interested parties must register on the Fidalgo Leilões website and search for notice 0038/0325 on the homepage. Pre-registration is also required at www.caixa.gov.br/imoveiscaixa to generate the payment slip. The final auction results will also be announced on the website.
According to the notice, only bids paid in cash with own funds and/or in cash with funds from the linked FGTS account are accepted. The payment slip can be obtained at www.caixa.gov.br/imoveiscaixa , under "Meus Resultados" (My Results).
When participating, the buyer must also consider that there will be a 5% commission charged to the auctioneer on the total bid amount. This amount is not included in the bid and must be paid on the day of the auction.
The cheapest property at auction is a two-bedroom house measuring 82 m² in Itaitinga (CE), with an initial bid of R$18,000, while the most expensive is a warehouse measuring 1,189.07 m² in Nova Iguaçu (RJ), with an initial bid of R$1.6 million.
Other properties with very low sales values include a house in Cocalzinho de Goiás (GO) of 51.12 m² for R$21,726.06; a house in Praia do Vento (PI) of 53.4 m² with an initial bid of R$31,041.67; and a plot of land in Tarabai (SP) of 200 m² for R$33,983.27.
There is also a house in Nova Chá de Alegria (PE) of 45 m² for R$ 36,655.46 and a plot of land in Bauru (SP) of 145.2 m² for R$ 38,340.10.
Among the mid-range options, there's an apartment in Maceió, Alagoas, for R$107,852.22 with 44.22 m² of private space and two bedrooms. Also in the Northeast, in Itaitinga, Ceará, you can find a house with three bedrooms and 81.44 m² for R$100,741.08.
In Campo Grande (MS), a house is being sold for R$117,256.22 with 59.05 m². In Ceilândia (DF), an apartment is being sold for R$139,102.55 with 49.3 m² of private area.
In Canoas (RS), a 44.7 m² two-bedroom apartment is being offered for R$113,025.32. In Curitiba (PR), a 40.28 m² apartment is being sold for R$116,651.81.
In Campos do Jordão (SP) is the second most expensive property on the list: a house located in a condominium with three bedrooms and an area of 253.34 m². The minimum bid is R$1,210,897.17.
In São Paulo, in the Água Fria neighborhood, there is an apartment also located in a condominium with 119.54 m² for R$793,456.30.
Still in São Paulo, in Jardim Vazani, there is a duplex penthouse with 141.16 m² of private area for the minimum bid of R$618,194.87.
In Petrolina (PE) there is a house for R$573,582.87 with 44.05 m² of private area.
Individuals over 18 years of age, or 16 years of age or older in the case of emancipated individuals, are eligible to participate, as well as legal entities established in Brazil. Foreigners are also eligible, provided they comply with Brazilian law and present the required documentation.
As a down payment, payment of at least 5% of the total value of the proposal is required, even in cases where FGTS is used.
The upfront payment must be made within two business days after the auction results are confirmed. For bids over R$500,000 paid in full, extended deadlines apply for payment of the remaining amount (95%).
Withdrawal or failure to comply with deadlines and conditions may result in penalties, such as the retention of a fine equivalent to 5% of the total value of the proposal, in addition to the temporary or permanent blocking of the customer from participating in future Caixa property acquisitions.
