CURRENT STATUS AND FEATURES OF THE REAL ESTATE: Based on the 1/1000 scale Didim Implementation Zoning Plan; the parcel where the property subject to valuation is located is located in the area with the legend "RESIDENCE" and has the construction conditions of Detached Structure, 2 floors, Tax: 0.15, Kaks: 0.30. The License Certificate numbered 61/F dated 07.01.2020 belonging to the real estate in Didim Municipality was examined. According to the license certificate, it includes a total of 3-storey building with 1 independent section in IV/B construction class, 1 floor below the road level and 2 floors above the road level. No Building Usage Permit Certificate was encountered for the real estate in the Municipality. By comparing the land of the real estate with the zoning map examined in Didim Municipality and presented in the annex of the report, it was determined that the location of the main real estate subject to the report was suitable. TERMS OF SALE:

1) First Auction: It will be held on 17/07/2025, at the hours indicated above, at the 4th floor Meeting Hall of Aydın Social Security Provincial Directorate (Cumhuriyet Mh.Atatürk Blv.No:73 Efeler/AYDIN) by open auction. In the first auction, after the real estate is shouted three times at the appointed time, the highest bid price is tendered to the highest bidder, provided that it exceeds 75% of the market price + follow-up expenses and the preferential receivable amount. If the increased price does not reach this amount, the second auction will be held on 24/07/2025 at the same place and time, provided that the commitment of the highest bidder remains valid. In the second auction, the bid is tendered to the highest bidder, provided that it exceeds 50% of the price + follow-up expenses and the preferential receivable amount. However; if there is no bidder or no bid is made in the first auction, the conditions in the first auction will be sought in the second auction in accordance with Article 94 of Law No. 6183. 2) Those who will participate in the auction must deposit the collateral of 7.5% of the current market value of the real estate (as stated above) as a temporary collateral to Ziraat Bankası-Halk Bankası or Vakıf Bankası (1011 Collection Type-Past Execution Collection) as specified in Article 10, paragraphs 1 to 4 of Law No. 6183 and submit it to the sales file before the tender. 3) The sale is made in cash. A grace period of not more than 10 days may be granted upon the request of the buyer. 4) In the event that the goods are tendered, the collateral received will be deducted from the tender price. In the event that the purchase of the goods is cancelled or the price is not paid in full, the obligations that will arise within the scope of the Law will be deducted from the collateral, and if there is an amount remaining from the collateral after the deduction, this amount will be directly recorded as revenue to the budget. 5) Official Tender Stamp, Stamp Duty, Land Registry Purchase and Sale Fees and Expenses, Brokerage Duty, VAT and real estate delivery expenses are the responsibility of the buyer. 6) Accumulated taxes arising from the real estate will be paid from the tender price. 7) Evacuation procedures of the real estate will be carried out by the buyers. 8) Mortgage holder creditors and other interested parties and easement right holders must notify our Directorate Enforcement Sales Service about their rights on this real estate and the claims regarding interest and expenses with supporting documents within 15 days. Otherwise, unless their rights are proven by the land registry, they will be excluded from sharing. 9) The person to whom the real estate is tendered is obliged to pay the tender price immediately or within the given period if a grace period is granted. Otherwise, the tender decision is annulled and the real estate sales commission immediately puts it up for auction for 7 days. No notification is made to the interested parties in this auction, only the announcement is made. The real estate is tendered to the highest bidder. The person who is tendered for the first time is responsible for the difference between the two tenders and other damages, and the tender difference and interest of the days passed, after being deducted from the security without the need for a separate provision, the balance is collected by our Social Security Provincial Directorate in accordance with the provision of Law No. 6183. 10) The specifications are available to everyone at our Directorate's Enforcement Sales Service as of the announcement date, and a copy can be sent when the cost is paid. 11) Those who will participate in the sale will present an identity document acceptable to official offices or an authorization document if the participation is on behalf of legal entities. 12) It is announced that those who will participate in the sale will be deemed to have seen the specifications and accepted its content, and those who want to get information should apply to our Directorate's Enforcement Sales Service with the file number 2024/9 SATIS (1103). 13) The sales announcement will be sent to the address of the relevant persons (*).
